Infrastructure for Cloud and AI

We develop powered land for data center campuses: land, power, and capital brought together from the start.

A new model for the infrastructure behind cloud and AI

Cloud and AI services, as well as mobile device applications and video streaming that people rely on, run inside data centers. To meet the growing demand for large-scale computing, those data centers are beginning to be developed as independently powered campuses that depend not only on land but also on more complex power solutions.

NovaraPoint builds portfolios of powered land: sites where land control, a power strategy and schedule, connectivity, and the capital to carry the project forward are put in place together for each land asset. We consolidate those assets into data center land portfolios, so that power commitments and entitlements can be phased across a group of properties. That makes development at scale more reliable for large data center end users, and it balances development risk and the timing of returns for investors.

Investing in the communities that host our campuses

We engage with and invest in the communities where our campuses are located. For each campus, that starts before construction begins. We work with local leaders and community stakeholders to contribute to the community's priorities, with a focus on jobs, education, and significant positive economic impact. As our projects move into construction and operations, our partners focus on local hiring and contracting.

Our campuses are designed with attention to how they look and how visible they are, so that they fit with the community around them. We take pride in well-designed campus layouts, with substantial building setbacks and tree coverage, so that a campus does not overwhelm its surroundings and the parts of the campus that face outward have a green, office-park appearance. We take great care with how we use land and water, and we apply new technologies and systems to minimize water use.

Where a site allows, we plan for power generation of our own, to supply the campus and to add power to the grid for the surrounding region. That added generation helps keep the region's power supply reliable without putting pressure on local power rates.

Three principles behind every campus

Integrated planning

A campus cannot be developed in pieces. We align land strategy, energy planning, capital structure, and execution around one coordinated model.

Power-led development

Reliable energy decides whether a campus is viable. We judge every site on power availability, scalability, infrastructure readiness, and long-term campus potential.

Execution discipline

Our leadership team secures sites and power, coordinates stakeholders, structures capital, and advances each project with institutional-grade rigor.

Build with a platform, not a project

Land control

Site identification and acquisition are the foundation of the platform. We secure land where power can be delivered, and that choice shapes what each campus can become. We then obtain entitlements and sign power and service agreements. Where a project warrants it, we form a joint venture to take it into construction.

Energy alignment

Power strategy is part of every site decision from the start. We pursue sites where pipeline and transmission infrastructure, and an efficient grid interconnection, can support the campus as it grows. Our energy team designs, coordinates, and secures the power infrastructure for each campus, including on‑site generation for long-term campus expansion.

Capital readiness

We align project strategy, financing, stakeholders, and development milestones for institutional-scale execution before a project moves into full deployment. Investors take part in a portfolio of campuses rather than a single project, so their exposure is spread across several projects at different stages. We take each campus to the point where facility construction can begin, which is when it can be monetized for investor returns.

The path to power, planned with each site

Securing power for a campus means engagement with electric utilities, pipeline operators, and other power generation partners. It also covers on‑site power generation and storage, and the agreements that secure supply and service. Where a campus has generation of its own, including generation that can deliver significant excess power to the grid and support it at times of peak demand, we plan that generation in close collaboration with state utilities and in alignment with Federal Energy Regulatory Commission (FERC) policy.

Our energy team follows new generation technology closely, including small modular reactors (SMRs), and has relationships with generators across several technologies. Those relationships, and campuses planned for on-site generation, position NovaraPoint to deploy new technology on its campuses as it becomes available.
